No, unfortunately, I'm not sure of anything about it. Maybe I'll get enough money out of the property management to buy a new house if it does! If the kitchen collapses with you in it, be sure to call the local TV stations. Contractor was out to look at it, for the time being they tarped over it and are coming Saturday morning to start repairing it. Said it's not a structural wall that holds any weight so that it's fine until it's fixed. Also had HVAC here who replaced a starter I guess it was that was almost dead, and got a new filter replacement. Nice thing about this leasing management company is even when they do it slowly and cheaply, they do, and have replaced, a ton of stuff in this house. I just got a new bathroom floor because water was leaking around the flange of the toilet and rotting out the wood. New linoleum in there, a new sink in there last summer. Whole living room ceiling replaced last spring. They dug up and replaced the water mains a few years back. New shower upstairs last summer which I had to re-caulk because they did a very below average job at that, and the guy who did the bathroom flooring downstairs last week fixed the water pressure and knobs that they did wrong last summer. Hoping this basement wall replacement doesn't end up taking weeks but it will get done.
I'm going to smoke some 8/21 Ennerdale Flake in a Merkur 2000 bent heeled apple.

I think sometimes that it would be better to rent, as we've spent a ton of money on the houses we've had. However, I hate being at the mercy of a stranger and in the 2.5 years we've been here, we have more equity than we paid for the house.

That all sounds promising, aside from the “slow” part. Glad they’re moving on it.

That reminds me: I have yet to find the intake filter for my HVAC system. It must be in the attic somewhere. I’ve checked everywhere else.

W. Curtis Draper Executive in my Nørding Hand Made Canadian. I had a chance to visit Draper’s after our White House tour this morning. Picked up a couple store blends to try. Executive is a Virginia Latakia blend. I also picked up 1887 which is an American English blend.

Old School JMB in the MM Emerald. @zach, I feel your pain - had a guy out today to price replacing my HVAC system. I'm the landlord, so that is going to sting a bit...

Hopefully you can manage to get a decent deal on it, Pete. Being that we rent a 1922 house and that old houses are bound to have needs and mends, I'm more easily understanding with their fixes. The wife constantly flips a switch and is ready to move but I think over the years she's gotten used to it. I just stress to her the fact that we pay well under a grand a month for a 2,400 sq. ft. house with a detached two car garage and regardless of the problems, they do end up fixing it all. Across town for a much newer house I'd easily pay double in rent. I tell myself this old house has character and I just don't dwell on it as much. I roll with the punches.
I'm still smoking Ennerdale flake.

Sutliff's Estate Blend/Cherry Blend mix, in the Boswell, with fresh ground coffee. This fresh Estate Blend lacks the natural, earthy sweetness that the aged Chatham Manor, that I finished off some weeks ago, had.
