I'll start this thread off with my order from SP that I should have by Friday. There seems to be a shortage of SG BBF and now FVF is sold out. Instead of hunting these down, I took the opportunity to order some regulars and revisit some favorites. 100g of McC Tudor Castle 100g of McC Blackwoods 100g of Wessex BCDF 150g of Wessex Brown VA Flake 100g of C&D Pegasus That should hold me for awile!

5 tins of War Horse, some pipe cleaners and a Moonshine Pipes Devil Dog, thanks to the P&C IPSD sale, and a wife who is far too good to me.

I actually placed a little order from 4 Noggins last night.
2 oz. - Granger 2 oz. - John Patton Storm Front 2 oz. - John Patton Dark Horse 2 oz. - Cube Cut Burley 2 oz. - Stoved VA 2 oz. - Red VA Cavendish 2 oz. - Turkish Izmir
I want to get a feel for what some of these blenders taste like, and maybe toy with my cube mixture a bit. It's fun... I'm bored.
Great thread, Russ. Thanks for starting this up.

Darin : Buying. It's been an experience. Just had inspections yesterday... that didn't go well. I had the pleasure of drafting a very long, strongly worded Response To Inspections letter. We pretty much asked them to pay us to take the house. Now we wait. Again.

sparks: Ugghhh! I've gone through it several times now and will be looking to possibly sell another in the next couple of years. Hang in there and make sure you have a good Title Company to walk you through it.

Darin: Thanks. Yeah, we have a great agent and great people working for us. She has been friends of ours for 4 years and she is more focused on keeping her clients happy than making the sale. We are in good hands.

We pretty much asked them to pay us to take the house. Now we wait. Again.[nbr] I feel for you man. We backed out, 4 days after the seller accepted our offer. They didn't want to let us take another walk through. The inspector told me he would get everything set up and then didn't call me back. I never recieved a property disclosure. Finally we just said to hell with it. Now we are waiting for the seller to sign the contract termination forms. They have been stalling and I am a bit worried they may be considering trying to push a specific perfomance case on me, even though we were only under contract for 4 days. Home buying sucks, plain and simple.

Yeah, we terminated our contract yesterday. The inspection did not go well, and after sending them a list of items we wanted fixed pre settlement as well as a list that we wanted credited off the purchase price, they insulted us with an offer of 5k. Our inspector found almost 30k worth of work that needed to be done all of it legitimate and they had the balls to offer us a 5k credit.
One of the issues was a water and drainage problem that involves the neighbor. I spoke with her for 45 minutes during my inspection. The sellers are clueless because they don't live in the house and have been renting for the last couple years. Good luck selling the place. Any inspector worth his salt will find the same stuff mine did.
Long run... better off, wasn't meant to be.

Did a pipe trade awhile ago and just received it in the mail today. A pre Cadogan Comoy's De Luxe that has a surprisingly real open draw for it's size. I'm real happy with the trade and have already enjoyed a bowl of Tilbury in it.

Years ago, before buying my first home, a close friend that seemed like overnight he turned into the king of Cynics. "Yeah...you decide on a house, make an offer that fits the budget and when it comes down to closing the deal.."yeah, we can make this happen for$______.__ more dollars"...they are nothing but friggin crooks when they smell that you want a home."
He was pretty prophetic, the same thing happened on my first home due to one single word mistake in the original offer by my agent, they wanted me to pony up 3k more to make it happen, and my own realtor offered to make me a side loan to make it happen...and she was wealthy compared to me, her CEO husband died off, and realty was her hobby...a profitable one but a hobby. I called the bluff said I was willing to eat it on the money I put up and I was going to walk...the seller relented, I called their bluff.
Being a seller is no treat either...I put my house on the market awhile back, and my realtor's answer to her crappy promotion of my property was for me to keep lowering the price. She told me that she was "too senior" to bother with open houses, and the rookie that she conned into doing it had a truck bed full of signs that were suppose to guide people into our home...when I asked him why he didn't put signage out, he said it was too hot to do so...In Arizona? move to Greenland than butthead. I declared every issue with the home, all super minor stuff and the only type of people she attracted were ones that had a 30 point manifesto of changes to be made before he would make an offer. My house is nice, modern, with new carpets and paint and several upgrades...I told the realtor that that guy really needed to look at model homes if he demanded perfection...she looked at me as if I was a lunatic.
Now I am just as cynical when it comes to real estate as my buddy was.

The thread author lacked specificity.... Oh! so you got that in the mail. Things sometimes go over my head without landing as of late, I'll blame it on age.
